Burnsville, MN Insulation & GAF Roofing Project

In the realm of architecture, a mansard roof can be known as a French or curb roof.  Regardless of what name it’s associated with, its most defining characteristics are its steep sides and dual pitch.  The height of this roofing style’s popularity was the late 1960’s and 1970’s, which is when this Burnsville, MN home was built.  Prior to this project, we’d installed LeafGuard® Brand Gutters on the home and the homeowner been very pleased with their functionality and beauty.  However, this time when she reached out it was due to concerns about her home’s roof and insulation.

Wet Insulation In The Attic Caused Significant Issues

While a charming aspect of the home’s curb appeal, the home’s mansard roof and insulation were creating a series of issues.  In the winter months, excessive home moisture levels was present within the home.  In the summer months, the home became overly hot.  Results of these conditions were winter mold growth, damaged ceilings, wet insulation, and damaged stucco on the home’s seven dormers.  These scenarios were cause for concern.  The homeowner, an avid traveler, turned to us for solutions that would create permanent solutions, allowing her trips that were worry-free.  Fixes promised by other contractors had failed, primarily because they were unable to determine the proper approach to insulating the home’s unique roof.  Once mold mitigation, roof tear-off, and the removal of preexisting insulation had been completed, we were able to fully access the attic.  Our multi-pronged strategy included the utilization of air circulation for a long-lasting roof, insulation, and attic air sealing.  Air chutes were added to promote air circulation.  Spray foam insulation was used to create a vapor barrier to address the home’s winter moisture issue.  An open chase around the metal furnace pipe was capped off and light boxes were used to insulate attic can lights.

Upon inspection, it was evident that we would need to replace the roof, as its lifespan had been sped up by moisture and insulation issues.  Wanting this to be the last roof she installed on her home, the homeowner opted to have GAF roofing installed.  It’s accompanied with a 50-year, non-prorated warranty on labor and materials and has also received the Good Housekeeping Seal of approval.  The steep sides of the roof, due to the home’s architectural style, made it crucial that the shingles blend well with the rest of the home’s exterior features.  The final selection was GAF Sienna Shingles.  This line of shingles is manufactured to emulate the look of vintage shingles, making ir=t a natural fit for the modern mansard roof.  Heirloom brown was the color of shingles that were installed and this tone blended in well with the home’s shutters, LeafGuard® Gutters, stucco, and brickwork.

I had major facia, soffit and gutter collapse due to severe ice dam problems this past winter on one side of my house.  Brandon got a crew out next day to shore-up the hole and to move forward with a repair. They ended up repairing the hole and improving overall ventilation by adding TruVent hidden vent soffits and LeafGuard® Gutters to the entire house!
